Landlords Emergency Assistance
Landlord's Emergency Assistance takes some of the strain out of being a landlord.
It gives your tenants access to a 24 hour emergency helpline, which will arrange
for a suitable trades person to come out and help put the problem right. Whether
it is a burst pipe, stolen keys or the central heating breaking down in cold weather,
help is at hand 24 hours a day, 365 days a year. So just imagine, no more phone
calls at 3am in the morning from a tenant asking what to do.
The first £300 of every claim is covered including parts and labour (up to a maximum
of £1,200 per year), so for most emergencies, you won't have to pay a single
penny.
Cover costs only £95 per property including insurance premium tax.
What emergencies are covered?
Landlord's Emergency Assistance covers a wide variety of common home emergencies
including:
- Burst pipes or sudden leaks that may damage the property.
- Central heating breaking down in cold weather.
- Break in or vandalism that compromises the security of your home.
- Failure of your mains water, gas or electricity supplies
- Stolen keys
- Infestation of pests
How it works
It is very simple, pass on the phone number to your tenants and should a problem
arise, your tenant will have access to a trained advisor who will deal with the
emergency. If required, they will arrange for a trained contractor to come out and
carry out an emergency repair (remember the first £300 is automatically covered).
Landlords Legal Protection
Landlord's Legal Protection is there to take away the expense of legal bills
and the trouble of dealing with the complex legal issues should you have a problem
with a tenant.
If a tenant fails to pay their rent or damages your property - how do you go about
getting the money that you are owed? The truth is that it can be extremely difficult
and may require legal action which can be expensive. This product is designed to
take away this worry and should you experience a problem with a tenant, you can
rest easy knowing that you have access to legal specialists to help.
What is covered?
- Up to £50,000 of legal cover for disputes with tenants over unpaid rent and damage
to your property (provided that the minimum amount in dispute is over £250).
- It can also be used to cover any cost defending a legal action brought against
you by a tenant under the tenancy agreement.
- Assistance to trace 'gone-away' tenants.
- Up to £1,500 alternative accommodation (£50 a day for 30 days) if you cannot use
the property because of something the tenant has done and you have no other accommodation
available.
- Access to LAWCALL a legal advisory service able to provide you with advice on personal
legal problems and tenancy related issues.
